Overview.
Many technical building systems in commercial properties — such as lighting, heating, and other infrastructure — still operate on fixed schedules with limited connectivity and transparency. As a result, operators lack real-time visibility, detect faults too late, and rely on manual processes to manage distributed sites. This leads not only to unnecessary energy consumption but also to high maintenance effort, avoidable repairs, and rising operating costs — at a time when buildings are under increasing pressure to become more efficient and remotely manageable.
LichtWART provides a cost-efficient, plug-and-play platform combining an on-site device with a cloud-based service layer to monitor, control, and automate building systems. It enables operators to optimize energy usage across lighting, heating, and other assets while automatically detecting issues, triggering service workflows, and coordinating resolution. By connecting assets, data, and service processes in one system, the platform reduces energy consumption, maintenance effort, and operational complexity — while remaining easy to deploy across large portfolios.
Why we invested.
LichtWART is building a practical, retrofit-first platform for energy and service management in commercial real estate. Starting with lighting as an initial use case, the company is expanding into a broader system covering additional building functions and automated service workflows. Its device-plus-software approach enables fast, low-complexity rollout across distributed sites while creating strong lock-in through installed hardware and integrated operations. With a clear focus on cost savings and a growing base of multi-site customers, we see strong potential to scale into a one-stop platform for managing commercial building portfolios.
